Owner Staging Guidelines for Real Estate Photo Shoot
Garages and closets may be used as storage for staging the house as we will not shoot those
Kitchen - Clear everything off counters except for maybe a coffee maker, knives, and a nice bowl of fruit or flowers (if applicable). All personal items, decorations, photos, paper towel roll, home phones, phone books, pens, routers, etc hidden - Clear any magnets and anything else off of refrigerator. - Clear kitchen floor mats out of kitchen so the entire floor is visible.
Dining Room - If you have fresh cut flowers or a modest centerpiece, we can use them, otherwise, please do not set the table unless dishes will be sold with the property
Living Room/Den/Loft - Remove any magazines, books from coffee/end tables. - Remove any decorations, such as candles, personal photographs, statues, coasters, seasonal/holiday decorations etc. - A couple mantle decorations may stay as long as there are no personal photos - table/floor lamps may stay - Hide TV remotes, dvds, etc. - Have wood in woodbox nicely stacked and organized. - Any excess furniture removed. ie, extra dining room chairs
Bedrooms - Hide alarm clocks and anything on night stands aside from lamps - Hide all clothing, shoes, anything personal in closets. - hide any garbage cans - Beds nicely made with minimal wrinkles in comforters - Throw pillows on beds if available. We often times move throw pillow from room-to-room if there aren't enough
Bathrooms - Hide all toiletries. Please, no shampoo, soap, washcloths, lotions, etc in showers or on counters. - Hide all tissue boxes - remove any perfume, jewelry, lotions, etc - Nicely folded hand/bath towels on towel racks - scales, laundry bins, bath mats, garbage cans toilet brush, plunger, etc removed Entry/Mud Room, Laundry Room - all jackets, hats, shoes, etc removed. - floor mats, shoe trays removed - laundry detergent, baskets, hangers, etc removed - personal photos, etc removed
Deck - cushions on deck furniture, if applicable. - Snow on Deck shoveled if applicable - Deck swept of all leaves and debris - Hot tub with clean water, if applicable
General Exterior - All vehicle parked in garage or parked out of view from building exterior. - Lawn mowed, if applicable - Anything stored on side of house moved into garage - any flags, banners temporarily removed
